Missing dishwasher air gap or range anti-tip bracket
A range with no anti-tip bracket can tip and cause burns, so ask the seller to secure it. A missing air gap may be fine where code allows a high loop.

Is a missing dishwasher air gap or anti-tip bracket a problem?
Fix the anti-tip bracket before closing: ask the seller to have it secured. Without it, a range can tip over when a heavy object sits on the open oven door, spilling hot cookware. A missing dishwasher air gap may not be a defect: some plumbing codes, such as Alabama's, accept a high loop, a drain hose fastened high under the counter. A licensed plumber can tell you which one your local code requires.
Key takeaways
- Test the bracket with the oven door closed: pull gently from the rear and stop as soon as the rear feet lift. A secured range stops within 4 inches.
- GE ships a missing bracket free for its ranges.
- A pro-installed air gap runs $90 to $185 with an open sink-deck hole, or $190 to $435 if stone must be drilled.
What does it cost to fix?
Air gap prices from DishwasherInstallationCost.com:
- Fitting, part only: $10 to $35. Upgraded Home lists $10 to $30, and DishwasherDrain.com lists $5 to $39 for a kit.
- Plumber or appliance tech, hole already there: $80 to $150 in labor.
- New hole in a laminate counter: $40 to $90.
- New hole in granite or quartz, drilled by a fabricator: $100 to $250.
- High loop instead, where code allows: no fitting or hole, and $0 extra when done as part of a dishwasher install.
Say the kitchen has quartz counters and no spare hole. Part at $10 to $35, plus $80 to $150 for the plumber, plus $100 to $250 to drill, comes to $190 to $435. If the sink deck already has an open hole, it is $90 to $185.
GE will ship a missing bracket for its ranges at no charge, but installing it through GE's service is a paid visit. Get the installer's price in writing.

How dangerous is a range without an anti-tip bracket?
The Consumer Product Safety Commission (CPSC) reports the toll of range tipovers. "From 1980 through 2008, CPSC staff is aware of 38 fatalities associated with range tipovers," it says. "Twenty (53 percent) of these range tipover fatalities involved children aged one year to five years old," CPSC adds. Most injuries were burns, "suffered when hot liquids spilled from the pots or pans that tipped when the range tilted."
The bracket is a fork-shaped piece anchored to the floor or wall that holds one rear leg of the range, per GE Appliances. CPSC notes brackets have been required since 1991, but has flagged concerns that homeowners and installers "may disregard" the special installation steps. That is why InterNACHI, the International Association of Certified Home Inspectors, tells inspectors to recommend one be installed when none is found.
Keep weight and children off the open oven door until the bracket is secured.
Does my dishwasher have an air gap, and does it need one?
Look behind the sink. GE describes the air gap as "a chrome plated cylinder" on the sink deck near the faucet. It stops water from a clogged drain from backing up into the dishwasher. GE also notes that not every area's plumbing code requires one.
Here is how one state code words it. Alabama's plumbing code, section 802.1.6, allows two setups when the dishwasher drains into the sink tailpiece or a disposer. The line connects to "a deck-mounted air gap," or it must "rise and be securely fastened to the underside of the sink rim or counter."
That second setup is called a high loop. Open the cabinet under the sink. If the drain hose rises and is fastened high under the counter, you may already have what your code asks for.
Who can fix it before my deadline?
- Air gap: a licensed plumber confirms what your local code requires and installs the fitting or the high loop. Drilling stone is a fabricator's job.
- Anti-tip bracket: GE's advice is to ask the dealer or builder who installed the range to fit the bracket. As a buyer, ask the seller to arrange that, or to hire an appliance technician.
Ask each for a written price before your deadline. How to get repair estimates during the inspection period covers how to ask.
What should I ask the seller for?
Ask for the work, not a round number. A line like this works: "Have a licensed plumber install an air gap or high loop as local code requires, and secure the range's anti-tip bracket per the manufacturer's instructions, with paid invoices before closing."
At the final walk-through, check that the bracket holds, or have the installer or inspector do it. GE's test: remove everything from the top and inside of the range, then pull carefully from the rear. Keep the oven door closed, stop as soon as the rear feet lift, and keep children away, because a range with no bracket tips toward you. If it tips forward more than 4 inches, the bracket is missing or installed wrong. The buyer repair request letter template gives you the wording around it. What to ask for after a home inspection covers how these small lines fit next to the rest of your list.
What if the seller says no?
- Ask for a credit equal to the written price instead.
- Pay for it after closing, using the air gap prices above and the installer's written price as your budget.
- Keep negotiating the bigger items. Both of these are small, single-trade fixes. When to walk away after a home inspection covers the findings that justify leaving.
Your contract sets the deadline and what you can ask for, so confirm both with your agent.
Does my area require an air gap?
It depends on the plumbing code your city or county adopted. DishwasherInstallationCost.com says the rules vary by state and sometimes by city, and local amendments can change the answer. Your building department or a licensed plumber answers for your address.
Is a missing anti-tip bracket a code violation?
GE's installation instructions require its ranges to be installed with the anti-tip device supplied with them. Whether your local code enforces that is a question for the building department. The safety case does not wait on that answer.
How do I know what my whole list is worth?
Add the written quotes for anything that needs a specialist to a priced line for everything else. Exterior findings on an inspection report covers the other small items grouped with these two.
If this kitchen is one page of a long report, upload your inspection report to Kept and spend your remaining days on the quotes that matter.
